Naples, 2009- to present. Fintecna Immobiliare assiged to MCA the task to design the redevelopment of the area of the former Manifattura Tabacchi (tobacco factory), located east of downtown in Naples. The project involves an area of approximately 170,000 m² and provides 600,000 cubic meters, including the restoration of some existing buildings and the construction of new facilities for residence, commerce and services. The project aims to preserve the memory of the Manifattura Tabacchi, its landmarks and its green areas of higher quality and aims to build a new urban fabric. In this way the area that was previously intended only to productive activities will be gaining a new role for the city. This is a great public space overlooked by the linear building blocks, which becomes a new pedestrian green axis. A space dedicated to social and human relations in which are placed functions of public interest- offices, shops, post office - and overlooked by all residences. A careful analysis of the site and its climatic features has allowed the implementation of all strategies, active and passive, to achieve the objectives of greater energy savings and lower environmental impact.
